Construction Trade Schedules for use in Queensland are terms and conditions that have been created for specific trades and can be added to the general Construction Contract in your TradeBox Focus Construction and TradeBox Ultimate Construction subscriptions.
From 1 September 2025, TradeBox is rolling out to its existing and new customers the Construction Contract, which is a replacement of its earlier version, the Commercial Trade Terms.
Construction Trade Schedules
The following Construction Trade Schedules are available and we give you a summary of what is included in each:
Civil Demolition
This schedule covers:
If items on site are to be salvaged;
If items are to remain on site after the demolition;
Dilapidation reports;
The consequences of not having a suitable storage area on site;
Damage caused due to poor access to where the work is being carried out;
What is not included in the quote, unless specifically stated;
Asbestos removal; and
Withholding certificates until after payment.
Civil Earthmoving
This schedule covers:
Dilapidation reports;
Excavating and underground services;
Minimum requirements for access to site;
Damage caused due to poor access to where the work is being carried out;
The consequences of not having a suitable storage area on site;
What is not included in the quote, unless specifically stated;
If there is a conflict between the documents;
Withholding certificates until after payment;
The consequences of latent conditions and delays caused by the project being redesigned;
Site levels at practical completion; and
Tolerances for set levels.
Civil Electrical
What's included?
Excavating and underground services;
Damage caused due to poor access to site;
Storage on site;
What is not included in the quote, unless specifically stated;
Disconnection of power;
Contaminated or unsuitable spoil or water in the trench; and
Electrical design.
Civil Plumbing
This schedule covers:
Excavating and underground services;
Minimum requirements for access to site;
Damage caused due to poor access to where the work is being carried out;
The consequences of not having a suitable storage area on site;
What is not included in the quote, unless specifically stated;
If there is a conflict between the documents;
Withholding certificates until after payment;
The consequences of latent conditions and delays caused by the project being redesigned; and
Site levels at practical completion.
Concrete Finishes
What’s included?
What concrete finishes does not include;
The restrictions of concrete patching;
Polished concrete and honed concrete for new and old slabs;
Accessing the site, heavy machinery and skip bins;
Maintenance of concrete finishes; and
Curing and setting times for different products.
Concreting
What's included?
Excavating and underground services;
Damage caused due to poor access to site;
Driveway design and kerb and gutter cutting;
Concrete polishing; and
Heavy loads.
External Cladding
What’s included?
Damage due to poor access to site;
What the work is limited to unless included in your quote;
New work;
External cladding replacements;
When the work includes the removal of wall attachments;
Work Health and Safety issues;
When materials or construction is supplied;
Progress of work on site and the stalling of work for another trade;
When the work is practically complete; and
When scratches are defects.
Landscaping
What's included?
Excavating and underground services;
Damage caused due to poor access to site;
Landscaping design and ownership of design;
Synthetic grass and irrigation; and
Responsibilities once the work reaches practical completion especially in relation to synthetic grass, irrigation and living things.
Metal Roofing
What's included?
Damage due to poor access to site;
Roofing for new buildings;
Roof replacements;
Defects and scratches;
Overhead powerlines;
Asbestos removal;
The use of tarpaulins;
Skylights and safety; and
When the work is practically complete.
Painting
This schedule covers:
The limitations of paint generally;
If cabinets are installed before the painting;
Repainting external surfaces that are exposed to moisture;
Repainting metal surfaces;
The potential for lead paint in old buildings;
If items being left near where painting will be carried out;
Work Health and Safety clauses relating to working at heights and weather;
Drying and curing times;
Defects and damage to the work; and
Patching surfaces prior to painting.
Plumbing
What's included?
Excavating and underground services;
Damage caused due to poor access to site;
Work overhead and damage caused by structural movement; and
Existing non-compliant work.
